Free home valuation
What is my home worth?
The free calculator has never seen your home, and it can undervalue it by tens of thousands. Here is what goes into a valuation you can actually plan a move around.
Why online home value calculators get it wrong
Type your address into a home value calculator and you get a number in seconds. What you do not get is accuracy. Those tools are algorithms. They work from public records, tax data, and recent sales nearby, and they have never set foot inside your home. They cannot see your renovated kitchen, your finished basement, the condition of your roof, or the fact that your block is the one buyers in your neighborhood actually want.
The companies behind the calculators admit this themselves. Zillow publishes a median error rate for its estimate, and the error is larger for homes that are not currently on the market, which is most homes. A few percentage points sounds small until you put it on a real house: on a $700,000 home, a five percent miss is $35,000, in either direction. Price off a calculator that undervalues your home and you leave that money behind. Price off one that overvalues it and your listing sits while your move stalls.
What a real home valuation actually looks at
A proper valuation starts with recent comparable sales, then adjusts for the things the algorithm cannot see: the condition of your home, the upgrades you have made, your lot, your layout, and how your exact street compares to the next one over. It also weighs what buyers are doing right now in your area, not what the data said months ago.
That is the valuation WeRelocate gives you, free. It is done by people who sell homes in your market every week, and it comes with no obligation. If you are thinking about selling, it is the number your whole plan should be built on.
Why the number matters even more when you are relocating
If you were only selling, a rough estimate might be enough to get started. When you are relocating, your home value is doing double duty: it is the price of the home you are leaving and the budget for the home you are moving to. Your down payment, your timeline, even which towns you can shop in all hang off that one number.
That is too much weight for a calculator guess. Get the real number first, then decide where you are going and when. Tell us about your home with the short form below and we will build your free valuation and your moving plan together.
